Q. “Why don't all Real Estate Brokers act in a "Buyer's Broker" capacity?” A. The reason most real estate brokers act in a "Transaction Broker" capacity is that they want to be able to show and sell their own listings. If they were to act in a "Buyer's Agency" capacity they would not be able to show you any of their own listings for which they have a contract with the sellers to market. In addition many agents receive a higher fee for selling their own company's listings and are therefore biased towards particular properties. Q. “How do I know what type of brokerage each Realtor operates?” A. Before any real estate broker can show you any property they must by law disclose in writing the type of brokerage and representation they will provide you. If they are not offering to represent you as a "Buyer's Broker" then you will not receive "true" representation. Q. “Does Buyer’s Real Estate take real estate or property listings? Do you practice Transaction Brokerage?” A. Buyer’s Real Estate does not take real estate or property listings. We represent home buyers 100% of the time. We never ask home buyers to agree to Transaction Brokerage otherwise, the home buyers are not being represented 100% of the time. Q. “What experience do you have in negotiating real estate offers in the best interest of Orlando home buyers?” A. Exclusive buyer’s agents are paid by the selling brokerage on completion of a successful real estate sale. We split the fee that the seller has agreed to pay the brokerage. There is absolutely NO cost to the buyer to retain our services. In fact, you can save more money buying a home for sale through an exclusive buyer’s agent. Q. “How does an Exclusive Buyer’s Agent help me to save money?” A. Exclusive buyer’s agents help home buyers save money in several ways.
Q. “Can I save money by contacting the Selling Brokerage directly?” A. No, not at all. It is more likely to cost you money by contacting a selling brokerage directly. The Selling Brokerage has a contract with the home seller to charge the same fee regardless of who sells the property. The Selling Brokerage can not legally provide you with full representation or negotiate on your behalf, so could end up paying a lot more than you need to pay. Q. “If I find a for-sale-by-owner (FSBO), will you help me to negotiate the sale at no cost to me?” A. Yes, Buyer’s Real Estate has negotiated many for-sale-by-owner (FSBO) properties for our clients at no cost to them. In a FSBO sale, we are paid by the seller who pays a commission that is only half of what they would pay to list their property with a traditional real estate agent. Q. “Will you show me all the positive and negative aspects of each home?” A. Absolutely. Our services include a market analysis of the home, so you will be able to see all the value in the home. This helps you to never pay too much for your home. We point out all of the positive and negative aspect so you can make an informed decision. Q. “When negotiating for me, do you keep everything I tell you confidential, including my financial information, motives for buying and negotiating strategies?” A. Yes, absolutely! We represent your interests, so we are ethically and legally bound to keep all of your information confidential. In fact, our strategy is negotiations. Q. “Will you provide the true facts such as value, market, physical defects and neighborhood conditions on any property I make an offer on?” A.
